Schwab U.S. REIT ETF (SCHH) is an exchange-traded fund designed to track the performance of U.S. real estate investment trusts (REITs) with a focused investment strategy. The fund excludes mortgage REITs, which lend money directly to real estate owners and operators or invest in mortgages and mortgage-backed securities, as well as hybrid REITs that engage in both equity and mortgage investing. This approach concentrates the portfolio on equity REITs that own and operate real estate properties. Under normal market conditions, the fund maintains at least 90% of its net assets invested in securities that are included in its underlying index, providing investors with diversified exposure to the U.S. real estate sector.
